Common questions

How are mortgage repayments calculated?
Each repayment covers the interest charged that period plus a bit of principal. Early on most of the payment is interest; as the balance falls, more goes to principal. The repayment is set so the loan reaches zero exactly at the end of the term.
Fortnightly or monthly — which is better?
Paying fortnightly (half the monthly amount every two weeks) means you make the equivalent of 13 monthly payments a year instead of 12, so you pay the loan down faster and save interest. This tool lets you compare frequencies directly.
How much do extra repayments save?
A lot, because they come straight off the principal, so you stop paying interest on that amount for the rest of the loan. Enter an extra amount to see the years and interest saved, or use our mortgage payoff calculator to model offset accounts too.
Does this include fees, rate changes or offset?
No — it assumes a fixed rate for the whole term and excludes fees, redraw and offset accounts. Real loans have variable rates and costs, so treat this as a close estimate of the core repayment and interest.
